These Terms & Conditions (“Terms”) apply to all services, websites, and communications provided by Opus Partners, LLC and its managed properties, including Madison Arbor (Broken Bow, OK) and Vesper Dunes (Miramar Beach, FL).

By booking a stay or opting into communications (including SMS), you agree to these Terms.

1. Bookings & Payments

• Reservations require payment as outlined at the time of booking.

• Guests are responsible for providing accurate contact and payment information.

2. Guest Responsibilities

• Guests must comply with all house rules provided in the rental agreement.

• Guests are liable for damages caused during their stay.

3. SMS Communications

By opting into SMS communications, you consent to receive text messages from Opus Partners, LLC, including Madison Arbor and Vesper Dunes.

Disclosures required by carriers:

• You are subscribing to Opus Partners, LLC for transactional and/or marketing SMS.

• Message frequency may vary.

• Standard message and data rates may apply.

• Reply STOP to cancel.

• Reply HELP for help.

SMS opt-in must be voluntary and separate from email or other communications.

4. Marketing Messages

If you consent, you may receive marketing SMS or email communications with promotions, discounts, or news. These consents are optional and may be withdrawn at any time.

5. Liability Disclaimer

• Opus Partners, LLC is not liable for interruptions caused by events beyond our control (e.g., weather, power outages, internet disruptions).

• Guests use amenities (hot tubs, playsets, beach, sports courts) at their own risk.

6. Governing Law
